    CASE STUDY:

    LEEDS – ENTERPRISE RENT A CAR

    Introduction and Client Background
    Our client had the opportunity to lease a site in Leeds City centre, but to do so meant the existing industrial unit that occupied the site would need to be demolished. A Planning issue arose as ordinarily our client didn’t need a big building to occupy the space, but the close proximity of Listed Buildings meant Enterprise would need to design something more bigger with a design away from their usual prefabricated office building.

    We worked with Enterprise to provide a building that would command the position of the site and also provide a flagship development for Enterprise in the North. This would provide them with a statement property that could be utilised for various training and function accommodation. All factors together created a challenging Project Management instruction to deliver the commercial development.

    Objectives of the Project Management Service
    A key object was to design a building that would be sympathetic to the overall Planning requirements, be functional for Enterprise and also within a strict budget. The initial demolition of the existing building posed issues with safety due to the close proximity of the ring road, and busy junction to which the building stood. Once Planning was achieved, the main client goal was to deliver the project within a tight deadline, so that the development could start to receive an income.

    Project Management Methodology

    The approach we took was to split the roles, contract and works into two packages. We acted as Contract Administrators to design the safe demolition of the unit. This enabled the design development for the new build to proceed whilst speeding up the overall process. It also meant that we could directly appoint the demolition contractor and save the client on the overheads of a main contractor
    The key to the success of the development was the team that we put together to deliver it. Working closely with Planning consultants, architects and engineers ensured a smooth passage through Planning and to the appointment of the contract. No project is without its risks, but mitigating those that can be foreseen early and ensuring quality control is maintained throughout ensures that, where possible, risks can be avoided.

    Findings and Solutions
    A key issue with many redevelopments is the isolation and reconnection of power. So we advised on the relocation to a temporary housing unit in order to maintain a live supply on site following demolition. We then brought it back into the right place at the right time, avoiding delays with utility providers and generator costs.
    Another issue pre-build was the position of the vehicle wash bay. We advised on a recirculation system within the building. This maximised the space of the overall building without impacting areas externally. This in itself led to waterproofing issues with design and fire stopping, all of which were easily overcome at the design stage.

    Outcome and Client Feedback
    The project was delivered successfully, on time and to budget. The site became a flagship development within the wider Enterprise group and cemented its place as the northern head office.
