At this stage, we agree with the client the need for any additional investigations or third party services or surveys. INDUSTRIAL PROPERTY MACCLESFIELD

Introduction & Client Background

Our client was acquiring an industrial property in Macclesfield and required a pre-acquisition survey—also known as a Technical Due Diligence (TDD) survey—before finalising the purchase. The survey was instructed in the late stage of the acquisition process, so our team worked efficiently within tight time constraints to undertake the survey and publish the report to the client’s deadline.

Objectives of the Survey

The survey’s primary purpose was to identify any structural or maintenance defects, assess anomalies within the lease agreement with the existing tenant, and highlight potential logistical challenges that could affect the property’s day-to-day use and long-term upkeep.

The survey findings played a crucial role in financial negotiations by outlining key risks before completion. Additionally, our lease assessment helped quantify any shortfalls in the tenant’s obligations, allowing the client to budget accurately for potential future liabilities.

As the property formed part of a larger portfolio investment, we also identified potential enhancements that could improve its overall value, offering strategic insight beyond the immediate transaction.

Survey Methodology

We conduct all surveys systematically, typically beginning with an external inspection from the roof down before progressing to internal areas. This structured approach ensures we capture critical information efficiently and maximise our time on-site.

Where possible, we physically access the roof to examine defects up close, often using a lorry-mounted cherry picker. While not a groundbreaking practice, this remains one of the most effective ways to identify structural issues. In cases where direct access is restricted, we utilise drone technology to survey difficult-to-reach areas. However, we still prioritise hands-on inspection whenever possible to ensure the most accurate assessment.

To enhance clarity and precision in reporting, we also create detailed site sketches to map out defects and reference specific locations. Recently, we have been trialling the use of an Insta360 camera, which allows us to capture full-room imagery and document defects with pinpoint accuracy. By incorporating advanced software, we can provide clients with a more comprehensive visual record, improving both the quality of our findings and the ease of reference. We continue to explore innovative technologies to refine our reporting process and offer our clients the most insightful analysis.

Findings & Solutions

Presenting survey findings in a clear and logical format is essential, as clients often prefer concise, actionable insights over lengthy descriptions. Our reports prioritise key takeaways, using images and diagrams where necessary to effectively communicate issues.

In this case, the survey provided a detailed overview of the property’s condition, enabling the client to make an informed decision about its suitability within their wider investment portfolio. Additionally, our expertise in dilapidations helped the client understand their potential liabilities and any tenant-related shortfalls they would need to account for.
