We were appointed as Contract Administrators, Principal Designers and Project Managers to redevelop a vacant vehicle rental site at Birkenhead. The principal aim of the project was to create a new Rent-A-Car facility for Enterprise Rent-a-Car.
The project included the internal demolition and strip-out of the existing building and the reconfiguration of the space to create a new modern front of house reception and office area. Back office and welfare facilities were also needed.
The installation of new utility services was necessary throughout the build. Externally, existing hard & soft landscaping was also re-configured along with creating a new re-surfaced parking area, installing new external lighting, additional security measures, and boundary treatments.
We scrutinised existing planning documentation prepared by others, carried out an initial site appraisal and developed a detailed cost plan and programme of works. After the client approval of the scheme (including budget), we progressed the project to the technical design stage, managing a single-stage tender process to obtain competitive tenders.
Next, we undertook a tender analysis and advised on the appointment of the contractor before preparing a JCT contract for the works. Finally, we project managed the works through to completion, undertaking regular site visits to monitor quality and programme whilst ensuring works were completed following the client’s brief.
We acted as Principal Designer and Contract Administrators. We submitted the scheme for Planning and Building Regulations approval and dealt with the discharge consent for the drainage. We produced a full specification and drawing package and obtained competitive tenders, which were carefully reviewed before the contractor was appointed. We managed the entire build, including direct client orders through to Practical Completion.
Expert project management was pivotal. Carrying out regular site inspections, monitoring progress and quality and adopting a pragmatic approach meant no adverse impact on revenue.
The project was completed well within the required time.
