We were appointed as Contract Administrator, Principal Designer and Project Managers to develop a new vehicle rental facility for Enterprise Rent-a-Car on a brownfield site in Salford.
The project involved the demolition of a former pub on site and asbestos removal. Construction works included services connections, foundations for modular structure, the construction of a new steel-framed wash-bay unit, site car parking, pathways, boundary and lighting treatments, and a new security installation.
We reviewed existing planning documentation and prepared and submitted all outstanding planning conditions requiring discharge to the Local Authority, e.g., heritage statement, landscape design, civil and drainage design, and works specification.
We advised on a two-phased contract approach to facilitate demolition works in tandem with the tender construction package. This approach reduced the time for delivery of the overall programme and met our client’s target handover date. We also ensured all health and safety documentation and building demolition notices were submitted before the works.
We project managed the whole process from inception through to completion, visiting the site regularly to monitor progress and quality in line with specified requirements.
Budget requirements were vital for this project. The site was in a prominent location adjacent to the highways and surrounding residential housing. So, our client was keen to minimise disruption whilst maintaining site security to prevent unauthorised access. It was critical to liaise with the neighbouring resident’s housing association to obtain boundary agreements and keep them up to date as the works progressed. We also visited the site regularly to make sure security and health, and safety was not compromised.
Working on this project was both rewarding and challenging. Ensuring the works were complete in the stipulated timeframe meant looking at alternative tendering approaches and working closely with specialist contractors.
It was also essential to ensure that all statutory compliance matters were signed off promptly and that all stakeholders were kept regularly updated with the works.
