We were appointed to appraise Lease documentation and undertake a dilapidation survey on behalf of the Landlord ahead of Lease expiry. Due to the length of the Lease and lack of maintenance over the duration of the term, the extent of disrepair was excessive. There was also a large amount of historic Licence for Alterations, assignments and variations that each had an impact on the claim and works to Yield Up the premises.
We inspected the property and utilised Drone technology to survey the roof but also to scan the vast quantity of concrete hardstandings. We were able to use this data to clearly identify the disrepair to the Tenant and their representatives during negotiations.
Inform produced a fully costed Schedule of Dilapidations and Quantified Demand and negotiated the claim on behalf of the Landlord.
Due to the inherent lack of maintenance during the Lease term, the value of the claim was greater than what is usually witnessed on similar sized Industrial Properties. There were other issues that were contributing factors in the wider context of the instruction.
As part of our remit, we recommended a strategy for dealing with the dilapidations cost and how to minimise our client’s exposure at the end of the lease. We were subsequently instructed to negotiate the terminal claim with the Landlord’s surveyor.
