We were initially instructed to prepare a Terminal Schedule of Dilapidations and serve it upon the existing tenant who was relocating premises.
First, we conducted a detailed inspection and served the Schedule ahead of lease expiry, which provided the tenant with time to consider the next steps. The Schedule was compiled under Pre-Action Protocols and RICS Dilapidation Guidance Note to ensure strict compliance with the Civil Procedure Rules.
A fully costed Schedule of Dilapidation was prepared. In addition, we met with the tenant’s surveyors and agreed to the extent of works required.
Following a negotiated settlement, we were instructed to undertake the internal and external repairs of the property in preparation for a new Tenant to take occupation.
