We were commissioned to take on a complete building consultancy role, acting as Principal Designer (under the Construction Design and Management Regulations 2015), Contract Administrator and Project Manager. Our client had obtained a brownfield site on Holderness Road in Hull, intending to redevelop the site into a car rental facility with an office, vehicle wash bay and parking area.
We produced full planning drawings for the project and, following client approval, submitted a full planning application with advertisement consent. A detailed works schedule was drawn up and sent out to tender. Following tender analysis, we prepared a JCT contract for our client and Principal Contractor to sign.
Once the Principal Contractor started works on site, we project-managed the works through to completion, ensuring everything was completed according to our client’s brief. We gave notice on their current location, so the project needed to be delivered on time.
This job was not without challenges, given numerous planning and time constraints. Issues with the power supply resulted in a one-month delay connecting the site to the mains. Ordinarily, this delay would have affected the prompt opening of the site.
However, all parties worked closely to offset the delay, ensuring little impact on the project’s completion date.
