We were appointed by an incoming tenant to undertake a pre-occupation survey and a schedule of condition on two aircraft hangers and an office block at Throckmorton Industrial Park prior to negotiations on an agreement for lease. Our client wanted to know the condition of the property and any costs associated with bringing it into a good standard of repair, any future dilapidations liabilities and future protection using a schedule of condition to record the property in its current state of repair.
A team of three surveyors inspected the property over the course of a day. Ben Hudson reviewed existing information and undertook the building survey, following up with a written report. Felix Mitchel-Hampson and Aaron Bennett both conducted the photographic schedule of condition and provided ariel photographs using our specialist drone services, which inform surveying are suitably trained to undertake.
Inform Surveying inspected and produced a comprehensive report within a tight deadline, which outlined key issues with the property, which could be factored into the deal regarding the agreement for lease and we provided a detailed schedule of condition, which mitigated our client’s future dilapidations liabilities.
The reporting deadline was a challenge but luckily, we had a large enough team to deal with this. We were also able to keep everything in-house such as our drone services, which massively helped with timings. The client was impressed with our reports and professionalism throughout the exercise and shortly after instructed us to undertake a dilapidations assessment on another property they were interested in.
