Building Survey

The most comprehensive of survey reports, this report provides you with an in-depth analysis of the property's condition and includes advice on defects, repairs and maintenance options.

This report is essential for larger, older properties, properties which have been extended or modified, or if you’re planning major works. 

Our reports include estimated repair costs and detailed photographs to clearly communicate defects identified and their financial impact.  Such a report is typically around 50 pages in length, covering in detail the construction, defects and necessary repairs. We do our best to explain and detail without technical jargon that may cause confusion.

Home Condition Report

The Home Condition report format is aimed at the more conventional property. It provides a condition summary of all the major components of the property and highlights any urgent defects required.  It also provides guidance for your legal advisors.

If your property is pre 1950, large, specialist or non-traditional, then a more detailed Building Survey report is recommended.

HomeBuyer Report

The Homebuyer’s Report is the default report often recommended by the conveyancing profession or your mortgage lender, however the report is more suitable to simpler and more modern properties (post 1950). 

These reports are in the process of being updated by the RICS.  Through this transition period we continue to offer the reports in the original Home Condition and HomeBuyer format.

The proposed options are:

  1. HomeBuyer Report (survey) (Note: this a new service which is under development by the RICS)

Includes all the features of the RICS Condition Report. It also includes advice on defects that may affect the property with repairs, and ongoing maintenance advice.  This report is similar to the Home Condition Report, covering all the major components of the property.  It highlights the risks and provides an indication of the likely repair costs.

  1. HomeBuyer Report (survey & valuation) 

Includes all the features of the RICS Condition Report, plus a market valuation and insurance rebuild costs. It also includes advice and detail on the energy efficiency of the property.  

We offer the report in the RICS HomeBuyer and Home Condition Report standard format utilising digital technology by Kykloud who partner with the RICS.
